What this is
zem is an honest real-estate aggregator for Poland, starting with Kraków and Wrocław. It pulls listings from several sources into one place, so you can search the whole market without opening a dozen sites.
What makes it different
A few principles guide how we build it.
Deduplication
The same flat is often posted on several sites at once. We detect duplicates across sources and merge them into a single property, so you don't scroll past the same apartment five times. When a property appears in more than one place, we show you all of them together.
Honesty about data
We show asking prices, not invented "market values". We mark approximate map locations as approximate instead of faking precision, and we don't dress up a stale listing as fresh.
Price transparency
When the same property is priced differently on different sources, we show you the difference rather than hiding it. You see the full picture and decide for yourself.
Neighbourhood contextplanned
Planned, not built yet: walkability and sidewalk quality (in Kraków and Wrocław, walking with a stroller is genuinely hard), nearby schools, pharmacies and shops, and air quality — the context that decides whether a place is good to live in, not just its price.
Our guiding principle
A stale listing that stays up is worse than no listing at all.
This is the rule we hold ourselves to. An aggregator is only useful if you can trust what it shows — so keeping data honest and current matters more than padding the count.
Data sources and privacy
We aggregate publicly available listings together with listings submitted by users. We comply with the Polish Personal Data Protection Act (RODO/GDPR) and handle personal data carefully.
