zem is a real-estate listings aggregator for Georgia. It brings together property listings from public sources alongside listings submitted directly by users. It is an information service — we are not a party to any rental or sale agreement and we are not a real-estate broker.

Some listings are aggregated automatically from publicly available sources, and we link back to the original source where possible. We do not control and are not responsible for the content, accuracy, or availability of third-party sources.

• You may submit a listing only if you own the property or are authorised to represent the owner.
• You must provide accurate, current, and non-misleading information, including price, location, and property details.
• You must hold the rights to any photos or text you upload and must not infringe anyone else's rights.
• You are responsible for keeping your listings up to date and removing them once the property is no longer available.

Listings are provided “as is.” We do not warrant the accuracy, completeness, or availability of any listing, whether aggregated from public sources or submitted by users. You are responsible for independently verifying any property, price, and seller before acting. To the extent permitted by law, we are not liable for losses arising from reliance on listing information.

• Do not post false, fraudulent, or misleading listings.
• Do not scrape, copy, or republish the service's data at scale without permission.
• Do not use the service to harass others, distribute spam, or for any unlawful purpose.
• Do not attempt to disrupt, overload, or gain unauthorised access to the service.
